How to Read a New Home Construction Timeline

What Is a Construction Timeline?

A construction timeline is a step-by-step breakdown of your new home’s build process. It includes everything from permit approvals to final walkthroughs and helps you understand how your chosen home builder manages deadlines, inspections, and progress milestones.

Most new builds in Minnesota take anywhere from 4-8 months to complete, depending on the complexity of the floor plan, lot conditions, availability of materials, and the season. Winter snow or spring mud can delay outdoor phases. That’s why timelines need to be flexible, with clear communication between you and your builder. A good timeline gives you structure, not surprises.

Step 1: Permits & Prep (Weeks 1–3)

Every build starts behind the scenes. Before a single piece of equipment touches your lot, your home builder works with the city or county to submit plans, pull permits, and verify lot readiness. These steps ensure your home meets local codes, setbacks, and zoning regulations.

During this phase, the builder also marks where the home will sit on the property, installs temporary utilities, and schedules excavation. While there may not be much visible action right away, this is a critical stage. Getting permits through cities like Big Lake or St. Cloud can take a few days or a few weeks, depending on local demand. Once approved, construction begins.

Step 2: Foundation Work (Weeks 4–5)

Once the green light is given, excavation begins. Your lot is dug out to prepare for your chosen foundation, whether that’s a slab, crawlspace, or full basement. For most homes in Central Minnesota, full basements are common and provide both utility access and usable living space.

After digging, the crew pours concrete footings and foundation walls. Waterproofing is applied, and rough plumbing is laid beneath the floor slab. The foundation is the literal base of everything else, so even minor delays here (due to rain or ground conditions) are taken seriously to ensure your build stays solid and on track.

Step 3: Framing & Structure (Weeks 6–8)

With the foundation cured and inspected, framing begins. This is one of the most exciting phases for homeowners, as it’s when your floor plan becomes three-dimensional. You’ll see rooms take shape, windows and door openings framed, and roof trusses installed.

Exterior sheathing is applied, roof shingles go on, and windows and doors are installed. The shell of the home is now complete, offering protection from the elements. Step 4: Mechanical & Rough-Ins (Weeks 9–11)

Now the internal systems begin. This phase includes plumbing pipes, electrical wiring, ductwork, and ventilation systems. These rough-ins must be installed before walls can be sealed, and each system requires inspections to ensure everything is safe and up to code.

Once the rough-ins are approved, the home is ready to be sealed up. Insulation is added in the walls, attic, and basement to protect against Minnesota’s winter cold and summer heat. After that, drywall goes up throughout the interior, and mudding and taping begin.

Meanwhile, siding and exterior trim are installed. If the weather permits, exterior painting may also happen during this window. You’ll start to see the home take on its final shape inside and out. Step 6: Interior Finishes & Fixtures (Weeks 15–18)

With the drywall complete and cured, interior finishes begin. Cabinets, countertops, flooring, and trim are installed room by room based on your earlier selections. Light fixtures, plumbing fixtures, and appliances also arrive on site during this phase.

This is when the home truly starts to feel like yours. Whether it’s luxury vinyl plank in the kitchen or soft carpet in the bedrooms, your material choices become real. The final layers of detail go on, like paint touch-ups, outlet covers, mirrors, and shelving. Walkthroughs are often scheduled here to catch minor adjustments early.

Step 7: Final Touches & Walkthrough (Weeks 19–20)

In the final weeks, the builder wraps up all remaining tasks. Crews walk the home and complete a punch list made up of minor corrections or adjustments, like door alignment or wall paint touch-ups. At the same time, cleaning crews prep the home for move-in.

The city performs its final inspection and issues a certificate of occupancy. Then, you walk through the home with your builder to review everything and learn how to care for your systems.
