You should have your financial matters in order, have a lender and a pre-approval amount, talked with builders and chosen on the best one for your home, considered and chosen the best floor plan, thought about the design elements like paint colors and fixtures, and feel emotionally prepared to make such a decision. While that sounds like a lot, and it is, it is not impossible to get there. In fact, getting prepared to take the leap and begin construction of your new home can be a fun and exciting adventure with the right planning and preparedness.

Assuming you’ve already decided that you want to build instead of purchasing a pre-existing home, the first thing you should do is make sure your finances are all set. Before even looking at plans and speaking with builders, it’s important to know where you stand. Get pre-approved for a loan. A Pre-approval will ensure that you know what you can spend. Make sure the payment is affordable to you after construction is completed. And while you are waiting, use some financial common sense to make sure that you stay pre-approved until closing. Of course, a pre-approval should come after speaking with a reputable lender, one that you feel most comfortable with, is able to provide the most assistance and finds the loan that best fits your needs.
Design and the Pre-Building Stage
Once you know what you have to build with, you can start looking for a builder and thinking about what you’d like your home to look like. Spend some time visiting model homes and pre-existing properties to get ideas and a feel for the style of home and the floor plan that will best meet your needs. Remember to look towards the future as well. If you are planning to have several children after moving in, make sure there is room. Meet with builders and select one that you know is professional and that you can trust. Make sure the builder is fully licensed and insured.
