What’s The Difference Between Cluster Home Plans & Acreage Homes?

Where you might choose to live, you may have the option of acreage or cluster home plans! These two types of plans are quite similar, but there are some significant differences when it comes to planning your home. Cluster Home Plans

Cluster home plans are relatively new to the Midwest. Basically, a cluster development will sacrifice some size from the home lots to allow for green space, whether for conservation, recreation or agricultural use.

These green spaces are usually administered by the homeowners’ association or the city. The green space serves as a benefit to the cluster home plans, creating more of a neighborhood feel, possibly providing a gathering space and increasing the “community feel”.

Acreage Homes

An acreage home is your more traditional lot. These tend to be larger than cluster home lots, and have more space in between homes. These can still be your standard development spaces, but usually no green space will be left over – all available space will be taken up by homes.

How Do These Options Affect Floor Plans?

Each builder will have different changes to their home plans based on whether they have cluster home plans or acreage home plans. At Progressive Builders, your home plan will be affected in the following ways.

Cluster

With cluster home plans, we’ll have to install an E-1 pump for your residential sanitary system before it connects to the city sewer. We’ll also have to dig a 100’ deep well for your water supply, and add an asphalt driveway and culvert to control stormwater.

With cluster homes, we’ll also need to be aware of the size of the lot as they do tend to be smaller. Depending on the size of the lot, some custom options may or may not be available to you.

Acreage

On an acreage home plan, you’ll need an entire septic system design as you won’t have access to city sewer. We’ll also have to dig a 100’ deep well for your water supply, and add an asphalt driveway and culvert to control stormwater along with a white water pump with ejector basin if needed.
